Now for a word from the creator of this website. I read something once that made a lot of sense to me. We are each just one person in a huge world full of problems. What could we possibly do to make the world a better place? An answer:

To make the world a better place, be a better neighbor.

My initial goal in creating this website was to make the CC&Rs, Architectural Guidelines, and the powers and responsibilities of the Board of Directors and Architectural Control Committee (ACC) easier to access and understand. People were buying property and building without knowing the rules that they agreed to follow when they signed their purchase contract. While ignorance of the law is technically no excuse, those rules were so hard to find and read that it was understandable.

Now that there is an official Crossroads Ranch II website where the rules, regulations, and forms are easily accessible, there is less need for the original purpose of my website. But following the rules and understanding (and having some compassion for the difficulty of!) the roles that the Board and ACC play are only part of being a good neighbor. Simple ways include reading the newsletters, the Board agendas and minutes, keeping up with the Crossroads Living Facebook page, participating in the Firewise effort, putting your pet on the Crossroads Pet Registry, and notifying neighbors if you see a loose pet. Be familiar with the emergency information below. 

Small things can mean a lot. Maybe think of things you can do to be a better neighbor. Remember that, even if you disagree with every single decision they make, members of the Board and the ACC spend lots of unpaid hours doing a very difficult job that most of us aren't willing to do, and, at least some of the time, they might actually believe those decisions are in the best interest of the community!

If nothing else, introduce yourself to someone you don't know at the mailbox. Or just smile and wave as you walk or drive by. If even that is too much (some of us are real hermits), remember that, like it or not, we are members of a community. To make the world a better place, be a better neighbor.

• The website contains Association Documents including Architectural Control Committee (ACC) documents; Agendas, Board Minutes; Newsletters, Governing Documents, Financials, Firewise Information, Emergency Contacts.
• Directory: There is a directory on the website where you can choose to add any contact information you wish and choose if it is available for others to see. This is often useful for neighbors that have a lost pet, package, or other emergencies.
• Communications. Communications to the members are sent by email and can be viewed on the website. If you want to receive these communications make sure HOAMCO has your recent and valid email address. The emails from Crossroads Ranch II POA [email protected]. Please make sure to add this email to your safe list or address book so they do not go to a spam folder. The
emails that come from Crossroads Ranch II POA Communications will include meeting agendas, notifications regarding upcoming road work, other notifications as needed, and a monthly
newsletter.
• The Speed Limit is 25 MPH. There are sharp and blind corners that require reduced speeds and additional attention. Crossroads Ranch II is an open range, and the livestock have the right of way when they are on or near the road. If you strike any cattle, you are responsible and at fault. Please pay extra attention as deer and other wildlife often dart out across the street. Drive the speed limit
and pay attention. It is also important to slow down even more when on our dirt roads to reduce dust that blows on homes and property. Please inform your contractors, friends and family to do the same.
• Volunteers. The Board of Directors and Committee members are volunteers. If you wish to volunteer contact a Board Member. Committees include the ACC, Roads, Front Entrance, Flag and Communications.

1. Crossroads Ranch II Facebook Pages
• Crossroads Ranch II also has a couple of private Facebook pages for information for ranch owners, questions, and pictures. Locate them on Facebook and request to join.
• Crossroads Ranch Living – great to place to ask questions, share pictures, share information.
• Crossroads Ranch Pet Registry – post a picture of your pet or help find the owner of a loose pet.

2. Emergency Info:
• Call 911 (Fire or Medical), do not call the Williamson Valley Fire Department as they may be out on a call and unable to answer.
• A fire on State Land within Crossroads Ranch II should be reported through 911. If fire is near your property, use your address as location.
• Yavapai County uses the Smart911 / RAVE Alert emergency notification system. It quickly alerts residents to life-safety emergencies like wildfires, severe weather, evacuations, and missing people.
• Because it is a localized notification system, all residents and businesses must actively sign up or re-register to receive alerts. You can choose how you want to be notified (by text, email, or automated voice call):
• Sign Up Online: Register on the Smart911 Official Website.
• Text Message: Opt into text alerts quickly by texting alertYAVAPAI to 78015.
• Mobile App: Download the Smart911 app to your phone to manage your account and receive push notifications

3. Burn Permits:
• To burn, you must have an Open Burning Permit EACH Calendar Year. 2026 Burn Permits for Crossroads Ranch are now online. Go to https://yavco.burnpermits.com/ ▪ The permit will explain the number to call before and after the fire is out cold.
• Check the website to check whether burning is permitted & if any fire restrictions are in effect.
• What can NOT be burned? Treated wood, plastic and rubber items, petroleum waste, and hazardous materials.

4. Firewise Program:
• Crossroads Ranch II became a Certified Firewise Community in October 2023. FIREWISE is a voluntary program that encourages residents in a wildfire risk area to take proactive steps to protect their homes and property against the threat of wildfire. Learn more at:

• Create a defensible space around your home. Keep track of your hours/expenses as these
are collected annually by the Crossroads Ranch Firewise Committee.

5. K4 Ranch – open range cows in Crossroads Ranch II are owned by the Kieckhefer’s
• If you see and injured/dead cow contact K4 Ranch to report and ask for assistance
• Contact a Board member or Communications Committee member for the Phone number for the K4 ranch.

6. Agricultural Lease:
• Having an Agricultural Land use lease can save on property taxes. Information on this can be found on the Yavapai County Website: Agricultural - Yavapai, AZ
• Land Use Agreement with ZC Cattle Kieckhefer Family, whose cows are open range on Crossroads Ranch II.
• To get this form, contact a Board or Communications Committee member. 
• Call Yavapai County Assessor’s Office 928-771-3220 or visit them at 1015 Fair Street, Prescott AZ 86305 to submit paperwork and assist with form if required.

7. State Land Permit:
• We are fortunate to live in Crossroads where there are large blocks of State Trust Land to enjoy. People are free to hike, ride horses and enjoy this land. NO ATVS ALLOWED ON STATE LAND ABUTTING CROSSROADS. ▪ State permits (or a hunting license) are required for casual recreation like hiking, camping, horseback riding on existing roads and trails, and are available for Individual ($15) or Family ($20).
• Off roading is generally not allowed on State Land. However, if there are any established roads (two track trails) you may drive slowly on these being careful to watch for hikers and horseback riders. Leaving the two-track trail is illegal and the game wardens will issue citations if you are caught.
